Ask us anythingHow much does Flow Stays charge?
Short-let managers in the UK typically charge between 12% and 20% of rental income. Flow Stays charges a single management fee of just 10% of room revenue. Cleaning fees are charged to guests on each booking. There are no hidden mark-ups — every deduction appears on your monthly statement.
What are the benefits of using a short-let management company?
Typically higher income than a long let, your time back, the freedom to use the property yourself, and professional oversight of cleaning, maintenance and guests — without being on call 24/7.
Is short-letting right for my property?
Short lets suit owners who value flexibility and higher potential returns, and properties in areas with tourist, business or contractor demand. If you need a fixed, predictable monthly figure, a long let may suit you better — we'll give you an honest view during your free appraisal.
What makes a short-let property successful?
Location, presentation, pricing and guest experience. Great photos and styling win the click; dynamic pricing wins the booking; spotless cleans and fast communication win the five-star review that keeps bookings coming.
Am I locked into a long contract?
No. After a short 2-month initial period, the agreement runs month to month and either side can end it with 30 days' notice.
When and how do I get paid?
We collect room revenue from each booking and pay you monthly in arrears, straight to your UK bank account, with an itemised statement.
Can I still stay in my property?
Absolutely. Block dates for yourself, family or friends at any time from your owner portal.
How do you vet guests and protect my home?
We screen every reservation using platform verification, reviews and our own checks, enforce strict house rules (including no parties), and inspect the property after every clean with photo reports.
Do I need permission to short-let my property?
You may need consent from your mortgage lender, freeholder or insurer, and some areas (such as London's 90-night rule) have local restrictions. We'll guide you through what applies to your property during onboarding.
Who pays for bills, cleaning and maintenance?
Guests pay the cleaning fee. As the owner you cover utilities, Wi-Fi, council tax or business rates and any repairs — we coordinate trades and only proceed with larger jobs after your approval.
My property is empty — can you help furnish it?
Yes. Our interior design and furniture supply services can take an unfurnished property to guest-ready, photographed and live.
